The first promise: Char will tell you the truth.
The easiest way to win a listing appointment is to promise the highest price. The best way to actually serve a seller is to explain what the home is likely to sell for, what buyers will notice and which improvements are worth doing.

The pricing conversation that matters
Price should reflect condition, location, competition, current buyer behavior and your timing, not what a neighbor asks, what Zillow guesses or what you need to net. The goal is not simply to “get it listed.” The goal is to create the best possible outcome.

Seller questions
Should I renovate before selling?
Sometimes. Cosmetic improvements may improve presentation, but large projects do not automatically return their full cost. Char will help prioritize the changes that matter to your likely buyer.
How accurate are online home estimates?
They are automated estimates based on available data. They cannot reliably account for smell, workmanship, deferred maintenance, layout quirks, view, exact updates or current competition.
Do I need an open house?
Not every listing does. Open houses are one marketing tool and should be used when they support the property’s buyer strategy.
